Before the conversion to a family house, the building was used as an office building and is also approved as such, i.e. a complete/partial commercial use would also be possible.

Move-in is possible from 01.09., but also later, we find a suitable agreement for both sides. 

Description This property is a well-maintained residential building with lots of space and high ceilings on the upper floor. The building was modernized in 2015 and again in 2020. 

The 5 rooms, currently used as master bedroom, children's room, living room, guest room and office are very spacious. Also available is plenty of storage space in the large basement storage room and separate pantry in the kitchen (+incl. shelves made for the rooms).   There is a spacious office in the basement, but the large windows make it bright as day and suitable for permanent home office. 

The house has outside a car parking space (carport is yet to come) and plenty of space for bicycles and garden accessories. Also available is a large terrace, a nice lawn and 2 vegetable beds (with irrigation system). 

Equipment The house has a new heating system (gas condensing), which is also operated by 4 large solar panels facing south and the 1000l hot water tank much more economical. In addition, the basement outer wall was completely insulated in 2020.

Also rented is the large and high-quality fitted kitchen incl. in 2019/2020 newly acquired appliances such as the oven with pyrolysis function, the induction stove or the fully faced modern Siemens dishwasher with Wlan connection. 

In relevant places in the house (office, living room, kitchen (for additional WLAN router)) were laid high-quality data lines.

In the bedroom new 3-pane windows with electrically operated blinds are installed. In the bathroom, a roof window operated electrically via remote control with roller blinds and rain protection. In the bathroom new bathroom furniture and a new shower cabin will be installed before moving in. 

Location The property is located in a quiet residential area in Frankenthal. Within 10 minutes walking distance you can reach two kindergartens and the Robert-Schumann elementary school+IGS, sports fields, large playgrounds, the Ostpark and two restaurants.

Also within walking distance or very easy by bike are a bakery and a supermarket.
